Prescott Home prices climb – time on market down 20 percent from 2013

Home prices are continuing the year-long trend around Yavapai County: rising, moderately but consistently.

According to Pamela Pearsall, the county assessor, single-family home price sales through September had a median price of $238,000, up 7 percent from the $222,000 in 2013.

According to Pete Weaver, president of Prescott Area Association of Realtor (PAAR), the average sales price for PAAR homes from January through early October was $234,000, up from $207,000 the same time last year.

“Sellers are getting on the average 97 percent of their list price – that’s identical to last year,” Weaver said. “Time on the market is down 20 percent from the same period last year.”

In Prescott, the average home sales price this year through early October was $299,000, up 9 percent from $273,000 last year.

According to Windermere Real Estate’s “Market Report,” the median sales price through September in Prescott was $280,000 – up 8 percent over the same time period last year.

Driven by some big developments (StoneRidge, Granville, etc.), Prescott Valley’s year-to-date average through early October was $205,000, up a booming 15 percent from $179,000 last year.

The Prescott Valley median year-to-date price was $195,000 through September, up 13 percent over the previous year.

Chino Valley’s 2014 average of $171,000 is up 19 percent from the $144,000 last year. The Windermere report’s year-to-date median price for Chino Valley was $165,000, up a whopping 27 percent over the 2013 median.
